Living Here

Life in Santa Rosa

Santa Rosa is the county seat and the North Bay's largest city — the place where Sonoma County actually goes to work, shop, and see the doctor. Matt was born and raised here and lives here today, which matters: Santa Rosa is really a collection of distinct neighborhoods, and knowing which street belongs to which micro-market is most of the job.

Downtown centers on Old Courthouse Square and the restored Railroad Square historic district, with restaurants, breweries, and two SMART rail stations. Ten minutes east, Trione-Annadel State Park and Spring Lake put five thousand acres of trail, oak woodland, and swimmable lake on the city's doorstep.

Neighborhoods to know

Bennett Valley

Tree-lined streets against the Annadel hills — one of the city's most consistently loved family areas.

Rincon Valley

East-side schools, established homes, and quick trail access; perennial demand.

Fountaingrove

View homes and newer luxury builds in the hills, including striking post-2017 construction.

Montgomery Village & McDonald Ave

Mid-century charm near shopping, plus the city's most storied historic street.

Roseland & Southwest

The value quadrant — first-time buyers and investors watch it closely.

Oakmont

The 55+ community at the Valley of the Moon's edge, with golf and its own rhythm.

Out your front door

  • Trione-Annadel State Park — Mountain-bike and wildflower country — locals treat it as a backyard.
  • Spring Lake & Howarth Park — Swimming lagoon, paddleboats, and the park generations of kids grew up on.
  • Charles M. Schulz Museum — Peanuts was drawn here; the ice arena next door is a local institution.
  • Luther Burbank Home & Gardens — The horticulturist's home ground, downtown.
  • Railroad Square — Historic depot district — restaurants, antiques, and the SMART platform.

Schools & essentials

  • Santa Rosa City Schools + districts — Multiple districts and strong charter/private options; school boundaries genuinely move value here — ask us street by street.
  • Santa Rosa Junior College — One of California's great community colleges, mid-town.
  • Healthcare hub — Kaiser, Sutter, and Providence hospitals — the county's medical center of gravity.
  • US-101 & SMART — The commute spine south to Marin and SF; two rail stations downtown.

See it, don't just read it

We're filming each of our communities the way locals actually live them — markets, trails, main streets, and the neighborhoods in between. New films land here, onInstagram, and onYouTube.

The Market

What your money buys here

Santa Rosa is the broadest market in the county: condos and starter homes in the southwest, mid-market family neighborhoods east and northeast, and true luxury in Fountaingrove and the valley edges. That breadth is the opportunity — and the trap. The same dollar buys three very different lives depending on the quadrant.

This is Matt's home turf, and the team's mid-market and luxury listing work is concentrated here and in the corridor north.

Detailed market snapshot updates quarterly. For today's numbers on a specific street or property, call — we'll pull them while you're on the phone.
