Life in Sonoma Valley

The City of Sonoma is organized around its historic eight-acre Plaza, with established neighborhoods extending east and west toward the foothills. Just beyond the city limits, Boyes Hot Springs, El Verano, Fetters Hot Springs-Agua Caliente, and Glen Ellen add distinct housing patterns and local services within Sonoma Valley.

The city and the unincorporated valley share a Sonoma address in many listings, but jurisdiction, utilities, lot characteristics, access, and recent comparable sales can differ by location. We keep those distinctions visible when evaluating a property or preparing it for market.

Sonoma Valley is a collection of small micro-markets rather than one uniform pool of comparable sales. A home near the Plaza, an eastside property, a Boyes Hot Springs bungalow, and a Glen Ellen country property can carry different location, parcel, utility, access, and condition considerations.

For properties outside the city grid, we expand the review to the parcel and its systems: jurisdiction, water and wastewater, access, land use, and the documents or specialists appropriate to the property. Current pricing still starts with recent evidence from the closest relevant market—not a valley-wide average.
